About the Job:
The Compliance Ledger Specialist reports directly to the Director of Compliance. Performs all activities related to rent and subsidy charges. Interacts directly with Community Manager, Regionals, and Accounting to achieve accurate billing of rental income.
RESPONSIBILITIES
 Update and review rent lease charges to ensure residents are being charged correctly.
 Update Utility Allowances via Tax Credit Rent Change function in a timely manner.
 Adjust incorrect charges posted on resident and subsidy ledgers.
 Responsible for ensuring the correct subsidy source is selected on the resident screen for resident's receiving subsidy.
 Enter and Post Gross Rent changes for the Project Based Section 8 properties and disperse to the property.
 Update lease charges for section 8 residents received from the Housing Authority.
 Prepare Rent Change notices for Manager's to deliver to residents.
 Verifies resident account balances are accurate.
 Verify Utility Reimbursement check payables that are scheduled to be paid out to residents at Project Based Section 8 properties.
 Verify the accuracy of Rent and Subsidy charges.
 Responsible for reporting monthly adjustments and corrections to the Compliance Manager.
 Adheres to federal and state Fair Housing Laws as well as all company policies.
 Strong organizational skills.
 Must be a self-starter
 Performs other duties as assigned by the Supervisor.
KNOWLEDGE, SKILLS AND ABILITIES
 Proficient knowledge of property management principles and relevant legislation
 Knowledge of billing procedures and collection techniques
 Demonstrated ability to be self-directed and take initiative
 Ability to exercise effective judgment, sensitivity, creativity to changing needs and situations
 Strong communication skills, both verbal and written
 Ability to work with people of diverse backgrounds
 Demonstrate initiative, personal awareness, professionalism, integrity, and exercise confidentiality in all areas of performance.
 Able to multi-task in high energy environment
EXPERIENCE
 Minimum of 3 years of experience as a Community Manager.
 Minimum of 3 years of resident receivable and ledger analysis.
 Minimum of 2 years working in a customer service environment.
 Financial management.
 Yardi property management accounting software is preferred.
 Microsoft Office Products such as Word, Excel, and Outlook.
PHYSICAL REQUIREMENTS/WORK ENVIRONMENT
 Operate computer and office equipment
 Work is primarily sedentary in nature
