SUPERVISORS Chief Engineer, Property Manager
SUMMARY OF DUTIES To monitor, repair, clean, repair and maintain building equipment, operating systems and common areas, as assigned. To do repairs to condominium units, including plumbing and electrical repairs, sewer & drain line repairs, minor touch up painting, light carpentry, and other repairs as assigned. To understand and properly use household and industrial cleaning agents, closed loop and cooling tower chemicals and other chemicals commonly used in residential complexes. To understand and know how to properly use cleaning equipment, power tools, and hand tools. Other duties as assigned.
EXPERIENCE NEEDED One year maintenance experience in a housing complex, office building, health care facility or industrial complex.
PERFORMANCE SKILLS
à Knowledge of cleaning, boiler, closed-loop and cooling tower chemicals.
à Knowledge of repairs to Sloan valves, faucets, mixing valves and drain cleaning.
à Ability to move a fully loaded trash compactor container (estimated weight 600 lbs).
à Ability to climb ladders or scaffolding and work overhead.
à Ability to lift at least 100 pounds.
à Ability to bend or kneel to work at floor level.
à Knowledge of electrical repairs, including switch, outlet, wiring or fuse replacement.
à Knowledge of locks and keys and their repair.
à Ability to read, write, speak & understand English language.
à Understand maintenance of building equipment and operating systems.
BACKGROUND CHECK Employment requires a pre-employment background check and a pre-employment drug-screening test.
UNION AFFILIATION Full-time employees must become or be members of Local #l after the 31st day of employment. Temporary or part time employees must carry union membership.
TRAINING Class C Employees must complete training classes as offered by SEIU, Local 1, Training Center. Enrollment must be established within 60 days of employment.
